Charter

The Centre Universitaire Protestant (CUP) is a non-profit Foundation whose mission is to provide students and interns, without discrimination, with affordable housing. The values of a socially engaged Protestantism, open to others and to the world, are at the origin and at the heart of its activity.

In this spirit, the majority of the accommodations have been designed to promote communal living so that a true time of human development can take place. Religious affiliation is not a criterion for admission, but it is essential that candidates are interested in participating in communal life in a multicultural environment.

The building’s renovation work has been carried out to achieve the best possible energy performance to date. The heating system is powered by a heat pump, the windows are triple-glazed, and the lighting is led-based. The furniture is primarily sourced through collaboration with the second-hand shops of the Protestant Social Center (CSP). The Protestant University Center is committed to concrete action on environmental issues and expects its residents to be equally attentive.

Employees and students of the residence are expected to adhere to the principles and values stated below and to foster a climate and atmosphere conducive to study and personal growth.

The director lives on-site. She welcomes residents and strives to provide conditions favorable to a pleasant atmosphere. When necessary, she acts as a mediator and may exercise his authority. She can also provide personal support to students who desire it.

Therefore, in the practical life of the residence, each resident will demonstrate a constructive spirit in their relationships with others. They will promote exchanges and dialogue in a plurality of opinions and in respect for the rights and freedoms of each individual.

In general, residents commit to responsible and supportive behavior. Physical or verbal abuse, threats, and harassment cannot be tolerated. Essentially, the residence must be a place where peace and trust between individuals are practiced above all.

The internal regulations (below) complement the charter for more practical aspects.

Rules and regulations

Failure to comply with the rules below may result in a warning and/or expulsion.

art. 1

The accommodation is reserved for the exclusive use of the resident (see contract) who must lock the door during their absence. The keys entrusted to the resident must not be given to third parties.

Under no circumstances and for no reason can the resident make their room available to anyone.

Visits must not lead to clandestine accommodation.

If this should be the case, Article 4 of the contract will be applied.

art. 2

The following documents must be submitted to the secretariat within fifteen days after the resident’s arrival and, if required, each semester:

  • Proof of enrollment at the University or internship certificate;
  • Copy of an identity document and, if applicable, a valid residence permit.

art. 3

The rent must be paid no later than the end of each month for the following month. A fee is applied in case of delay (CHF 10.- after the 10th of the month, CHF 15.- after the 15th of the month, CHF 20.- after the 20th of the month).

In case of non-payment, clause 3 of Article 4 of the accommodation contract is applicable.

art. 4

The necessary tranquility for studies must be respected. Silence must be strictly observed between 10:30 PM and 7:00 AM, especially in common areas and near the building.

At this same time, visitors must have left the building.

art. 5

For the proper maintenance of the CUP, it is the responsibility of the resident to:

  • Maintain the walls of the room and apartment. Only pins are allowed (nails, adhesive pads, glue, hooks are prohibited);
  • Close the room windows;
  • Report any problems or damage related to the apartment, room, or common areas (clogged sinks, defective bulbs, broken outlets, leaks, damage/problems in the staircase or landings) as soon as possible.

art. 6

It is forbidden to excessively consume water and electricity.

art. 7

The resident must keep the provided accommodation and common areas clean and in good condition. It is the resident’s responsibility to:

  • Wash and store dishes after each meal (dirty dishes should not be stored in the rooms);
  • Maintain the hygiene of their fridge and food cabinet as well as the shared kitchen cabinets;
  • Take out the trash daily to the building’s container. Under no circumstances should trash be left in the hallways or on landings;
  • Recycle old papers and glass in the containers provided for this purpose in the building;
  • Be available to facilitate the cleaning company’s work before, during, and after the annual thorough cleaning of the apartment they reside in.

The day of the weekly cleaning visit to your apartment is indicated on the notice board in front of the secretariat. On this particular day, dishes must be done and stored in the cupboards. Rooms must be in order and cleared, particularly by removing any items cluttering the floor.

Furthermore, it is strictly forbidden for the resident to ask the cleaning lady to do their dishes, make their bed, or perform any other personal tasks, even for a fee.

art. 8

Bedding is provided. Sheets are washed every two weeks. Dirty sheets must be removed by the resident and placed in front of the room door in the designated bag. New sheets are placed on the bed by the cleaning lady.

art. 9

The resident can request the management to change furniture or rooms. These requests must receive the management’s approval and may incur fees which will be announced following the request.

art. 10

Two laundry rooms, each with a washing machine and dryer, are available to residents. They must register on the schedule provided for this purpose in front of the secretariat door.

art. 11

Room 3 on the 7th floor is primarily intended for use by residents. However, it can be reserved by people outside the CUP. These reservations take priority and are notified every Monday on the schedule next to the room door. After each use, the room must be put back in order (tables and chairs arranged, sliding doors closed) and cleaned by the resident(s) who used it; lights must be turned off, and the room locked.

art. 12

If the resident owns a bicycle, it can be stored in the apartment cellars. Under no circumstances can bicycles be stored in staircases, landings, apartments, or rooms.

art. 13

The resident may occasionally, with the management’s approval and that of their co-residents, host a single guest at a time in their room exclusively for up to seven nights. The resident must pay a nightly fee. The necessary bedding will be provided upon request. The use of private air mattresses is prohibited.

art. 14

The resident may occasionally, with the management’s approval, organize an event in room 3 on the 7th floor. Additionally, with prior approval from the management and their co-residents, they may organize an event within the apartment with a maximum of ten people. Rules are then provided by the management. Failure to obtain prior approval or non-compliance with the rules will result in a warning or early termination by the CUP (see contract).

art. 15

Smoking is prohibited throughout the residence, including rooms, common areas, hallways, staircases, laundry rooms, the entrance, and the basement.

art. 16

Pets are not allowed.

art. 17

A resident who permanently leaves the CUP must take all their personal belongings. If they leave items after their departure, the CUP has the right to dispose of them freely after 30 days. Unlabeled items found in common areas are regularly removed.

art. 18

In case of non-compliance with certain points of the regulations, a written warning may be issued and/or fees may be individually charged or applied to all apartment roommates: unclean apartment or trash left on the landing / CHF 7.- per person; excessive electricity fees / according to the bill amount; non-compliance with the smoking ban / CHF 10.- per person.

The regulations exist to set a framework and facilitate community living. Additionally, students are encouraged to find a respectful way of functioning among themselves (co-residents, neighbors, employees, management).

(SAMPLE) ACCOMMODATION CONTRACT

Established between the Centre Universitaire Protestant (CUP), Avenue du Mail 2, Geneva, represented by its director, on the one hand, and Mr. XXXX XXXXXXX, resident, on the other hand.

Preamble

The CUP is a non-profit Foundation whose mission is to contribute to the spiritual and intellectual influence of Geneva by providing affordable housing for students and interns.

The CUP consists mainly of ten furnished apartments with seven rooms and two furnished studios.

The CUP provides communal apartments to convey certain values, including Protestant ones. The tenant acknowledges the regulations and the charter provided with this contract and agrees to comply with them.

Art. 1 Object of the Rental

In the building located at Avenue du Mail 2, Geneva, the CUP rents to the resident, who accepts the conditions stipulated in this contract and its appendices,

a furnished room No. XXX in an apartment on the Xth floor (with kitchen, living room, sanitary facilities, and communal cellars).

This room is for residential use by the resident only, excluding any other person or purpose.

The resident also benefits from the use of a laundry room, a room on the 7th floor, and can request access to a space in the basement.

Art. 2 Duration and Price

  • The rental starts on XXXXXX 2024 and ends on August 31, 2025;
  • The duration can be extended but cannot exceed three years, except by exceptional decision of the management;
  • The monthly rent is CHF XXX.- per month, including internet, electricity, heating, water, and the use of the laundry room (detergent not included). In case of a significant change in the amount of charges, with two months’ notice, the rent may be adjusted;
  • The rent is to be paid at the end of the month for the following month;
  • The deposit paid at the time of booking will be applied to the first rent due, except for CHF 150.- for administrative fees.

Art. 3 Subletting

Due to the purpose stated in the preamble, any subletting or provision of the premises, even free or partial, is prohibited. However, exceptionally, the management may authorize subletting through the CUP.

Art. 4 Early Termination by the CUP

The management reserves the right to terminate the contract with 15 days’ notice. Depending on the severity, it will first give a written warning.

  • In case of unauthorized accommodation of a third party, even free of charge, not previously authorized by the management;
  • In case of subletting;
  • In case of non-payment of rent;
  • When the resident violates the duty of care and respect towards their roommates, neighbors, CUP staff, or when they breach the basic rules of community life (see regulations and charter);
  • In case of a change in the resident’s academic, professional, or material situation compared to what was declared to the CUP at the time of signing this contract;
  • In case of failure to present the enrollment certificate or internship certificate;
  • In case of failure to present a copy of the residence permit and/or an identity document.

Art. 5 Early Termination by the Resident

When the resident wishes to terminate their contract early, they must notify the management in writing, indicating the date of their departure.

  • The occupant of a room must give at least one month’s notice for the end of the following month;
  • The occupant of a studio must give at least two months’ notice for the end of a month;
  • The resident remains financially committed until the end of the notice period;
  • The resident must present at least one valid application file no later than 15 days before the departure date. The candidate must be a student or intern and have sufficient income to live and pay the rent.

Art. 6 Furniture and Objects

The rental includes furniture and movable objects listed in an inventory acknowledged and signed by both parties upon entry into possession. The resident must keep them in good condition and return them at the end of the rental period without any damage other than that resulting from normal use.

Art. 7 Responsibility of the CUP

The CUP is not responsible for any damage caused without its fault, particularly in the case of theft without break-in or deterioration of goods belonging to third parties.

Art. 8 Radio/Television

For conviviality reasons, televisions are prohibited in common areas. According to the law, the television and radio fee is charged to the CUP.

Art. 9 Insurance

The CUP management is not responsible for damage, loss, or theft of the resident’s items beyond the amounts covered by the related insurance. In case of a deductible, the resident must pay it to the CUP. The same applies to the liability insurance contracted by the CUP for its residents.

Art. 10 Miscellaneous Provisions

For service needs or in case of force majeure, the resident authorizes the management and maintenance staff to enter the rented room or to show it. The resident also agrees, if necessary, that the exit inventory may be done in their absence. In all other cases, they will be notified.

Art. 11 CUP Regulations and Charter

The CUP regulations and charter, attached as an appendix, are an integral part of this contract. The resident acknowledges having received a copy, declares accepting them, and agrees to comply with them. The management has the right to terminate its commitments to the resident in case of breach of this contract and its appendices (the CUP regulations and charter).

Art. 12 Accommodation Contract

The resident declares having read and fully understood the meaning of this contract, its appendices, and the preamble.
